Electricity:
The new Owner shall, at own cost, supply and install the private streetlights in the Township (if any).
The owner confirmed that the existing external electrical connection is sufficient for the proposed Township.
The amount payable will be for the required kVA, both transformer and external service contribution. Note that only external contributions are payable, where the customer must supply equipment, eg. Mini substations.

Water and Sewer:
The purchaser shall have a storm-water drainage system designed and also be responsible for the registration of the storm-water servitudes.
After approval by Council, the new Owner shall at his own cost proceed with the building of the storm-water drainage system and also provide and supply storm-water pumps and down-pipes, sewer link services to the existing bulk sewer services.

Roads & Storm water:
The Purchaser shall provide at its own cost all roads and streets as indicated on the general plan, including access roads and boundary streets, as well as all municipal main roads and streets within the boundaries of the township and submit detailed plans and designs in respect of roads to Council.
The new owner shall construct a 2m wide surfaced sidewalk along the property frontage road and construct access, in accordance with the approved traffic study and submit a SWMP to Council for approval
A bulk contribution of R 2 100 000.00 is payable( Estimate escalation up to 2024).

There is a dispute on the Section 82 application has not yet proceeded but can be sorted out

In order to apply for the section 82, the following will be required:
Electricity:
Appointment of Electrical engineer to confirm existing connection and available capacity. Contributions will be calculated on additional capacity over and above the existing connection.

Water and Sewer:
Purchaser must Appoint GLS consultants for a GLS capacity study on water & sewer and Appoint a civil engineer to do a services report on infrastructure requirements as well as water & sewer infrastructure designs We have all the contact details to help you with this
Construct required infrastructure as per GLS & services reports/designs.We also can help you with this

Roads & Stormwater:
New owner to Appoint a Traffic Engineer for revised TIA. We know someone to help
Appoint civil engineer to design required road infrastructure as indicated in TIA.
Construct required road infrastructure as per TIA & road designs
Appoint civil engineer to do revised SMP
Construct required storm water infrastructure. We know a very good engineer for this
Pay bulk contribution
A 10 % maintenance guarantee will be applicable on all external infrastructure.
Upon completion of the preceding, The town planner can apply for the Section 82 certificate which will enable the alienation of an erf in the towns
We are in possession of all supporting documents for a potential buyer.
